Give suppliers the same information
Send your intended use, preferred internal dimensions, site photos, access measurements and budget range. Ask for a survey before agreeing a fixed scope. Explain slopes, trees, drains and any known restrictions; unresolved ground conditions can change the price.
Request an itemised, VAT-inclusive quote
Ask the supplier to mark each element as included, excluded or provisional.
- Survey, design, planning support and any application fees.
- Groundworks, foundations, spoil removal and making good.
- Wall, roof and floor insulation specifications; internal dimensions.
- Doors, windows, roof covering, gutters and external finish.
- External power connection, consumer-unit work, data, heating and ventilation.

Check the contract and aftercare
Review the payment schedule, change process, cancellation terms, completion definition and warranties before committing. Ask who is responsible for the base, electrics and defects when several contractors are involved. Request recent references and inspect a completed room if possible.
