Measure what you can actually use

Ask for both internal and external dimensions. Deduct the full wall build-up from your sketch, then mark doors, furniture, circulation routes and storage. Keep enough garden space for gutters, maintenance and the route from your house.

A larger footprint can help a multi-use room, but height, acoustics, overheating and storage may be more important than an extra square metre.
